Bank underwriting processes can take 60–90 days or longer, require rigid borrower profiles, and frequently cannot accommodate transitional projects such as renovations, repositioning, or short-term acquisitions. That gap in the market created the modern private lending industry, and it is the space where Central Pacific Capital operates.
